- Construction Management - Etico's team has the expertise and resources to cost effectively manage small or large construction projects within a predetermined budget from start to completion. We also have broad value engineering capabilities to lower your construction costs
- Property Entitlement - We can manage and expedite the entire entitlement process for any size property including third party consultant coordination, jurisdictional interface and preparation of budgets and schedules. We are experienced at presenting to Design Review Boards and other specialized constituents
- Real Estate Listing Services - Etico is a licensed real estate agency in the State of Washington and can provide full brokerage services. For properties under management, Etico provides a discounted rate for these services
- Listing Services. Our licensed agents can help position and market your property to maximize sales price. We are members of the Multiple Listing Service (MLS) and Commercial Broker's Association (CBA), and utilize the best channels to market your property
- Acquisition Services. Etico Agents are prepared to provide Buyer representation for purchases of large or small properties. Etico's Principals and Agents have expertise with all phases of acquisition including targeting properties for acquisition, due diligence, feasibility studies, market and budget analysis, debt and equity financing and managing the closing process
Financial & Operational Standard Services
- Financial & Reporting Services - Our comprehensive accounting and reporting system generates monthly financial statements (income statement, balance sheet and cash flow) and both book and tax year end reports. We provide all of the detail including property income and expense items, annual budgets and forecasts, setting and analysis of rental rates, and maintenance and reserve detail
- Operational Advantage – Etico has created proprietary operational procedures to report and provide recommendations to owners to maximize revenue and minimize costs. Sample proprietary reports include Weekly Activity Status Reports (WASR),Vacant Unit Action Plans (VUAP), Monthly Market Surveys (MMS), and Maintenance Work Requests(WRs)
- Marketing - Etico uses property specific direct marketing channels to maximize visibility to prospective tenants. We provide owners detailed weekly reports of traffic and rental success of each marketing channel. Our property marketability standards and checklists provide owners with real time recommendations on increasing property value
- Local Market Trends - Because Etico specialize in a specific geographic region we are experts on the local market. We update market information weekly through competitor surveys and tours, research, and industry reports and information. This data is used for setting rents, renewal strategy and adjusting pricing to keep pace with the constantly changing market
